Questions buyers ask us

When should I book — before or after handover?

Before you sign acceptance, ideally as soon as you receive your handover notice. That's when the developer is fully obligated to fix defects at their cost. Already accepted? You still have rights during your defect liability period (typically 12 months) — message us and we'll advise for your case, free.

Do I need to be in Dubai?

No. Most of our clients are abroad. We coordinate access with the developer or your agent, walk you through findings on a video call, and can attend the handover appointment on your behalf.

What do I get exactly?

A photo-documented defect report (every issue tagged by room, severity and location), a submission letter formatted the way developers process, and a free re-check visit after the developer completes fixes.

How fast can you inspect?

Message us your handover date — we hold slots for urgent handovers and usually inspect within 2–4 days. The report lands within 24 hours of the inspection.

What if you find very little?

Then congratulations — you have a rare developer! You'll still get the full report as proof of condition (valuable for resale and warranty claims). But in our experience, every new property has defects; the question is only how many.

Does DEWA need to be connected?

Yes — water and electricity must be live so we can test AC, plumbing, appliances and electrical systems properly. It's usually connected at or just before handover; we'll help you sequence it.
